    - Moderation: each advertisement undergoes manual verification by the admin before publication — no scammers or resellers
    - Automatic publication of approved advertisements in the channel with a deep-link button "Contact"
    - Removal from the channel when marked "rented"
    - Search with filters: city, type of property, price category
    - Subscription to notifications — users receive a push notification when an advertisement matching their criteria appears
    - Admin command /announce: publication of promotional/informational posts in the channel directly from the bot (photo + text + custom buttons + preview)
    - Parsing OLX to gather market statistics (median prices, minimum/maximum by cities) — used for content marketing of the channel

    Stack: Python, aiogram, SQLite/Google Sheets API, Telegram Bot API, BeautifulSoup (parsing), Make.com (integrations).
