Sketch of a multifunctional complex

What should be depicted in the sketch?  

• A three-dimensional perspective view of a multifunctional office complex with partially apartments and everything necessary for a convenient and comfortable workplace and short-term living.

Where should this work be used?  

• The drawing is needed as a concept idea for further development of a full-fledged sketch project. If your work is chosen as the winner after analyzing your experience and skills in graphic programs, you will be offered to join the team that will develop the EP stage.

 Yes, all cars can be buried there and then the remaining areas can be used for landscaping and cozy park and walking areas

Please provide any additional information you consider important 

• The architecture should be very unconventional. It should be a significant architectural object.  Something like Zaha Hadid's architecture. For example, her residential building in New York has a very attractive facade, the elements of which are made of handcrafted metal.  Considering that we are in Ukraine, not in America, we cannot afford to hang such complex stainless steel details on the facade, but we feel we have the strength and ability to achieve this by other methods, so do not limit yourself if you wish to apply similar forms.
•  A metal, complex-shaped structure on which an architectural membrane is stretched is also a good method to achieve the forms often used by Zaha Hadid's studio. That is, if the building itself has correct shapes but is dressed in such a structure, that is also  ok. 
• *DO NOT forget about the reality of Ukrainian capabilities, that is, we give freedom to imagination, but remember that we want to implement your project, not just admire it. 

What should be avoided?:

• Complex twisted load-bearing concrete columns 
• Canopy roofs

What is the height of the rooms?:

•  at this stage is not significant

What is the density of development?: 

• These are commercial, non-residential buildings, so we look at the relevant DBN. Better denser and with an emphasis on architectural attractiveness and cozy corners where one can catch zen,  than wide and spacious, but anxious and windy.

Geodesy:

added geodetic topographic survey of the first stage area. The 2nd and 3rd stages are also schematically shown with a blue rectangle. If the first stage clearly corresponds to reality in geodesy, then the rectangles of the 2nd and 3rd stages are schematic. More accurate dimensions of the plots of the second and third stages can be taken from the scheme.  For the execution of this task with high accuracy, there is no need. The approximate mark  ~328 in the white unremoved spot can be roughly determined by the upper road 333. 

The above-ground part of the building should start no higher than 325. where the mark is 320, then 0=320

What is the shape of the plot?:

A scheme with dimensions is attached. The plot area is outlined in yellow and shaded. If you urgently need a little more land or a more correct shape of the plot for the implementation of a MEGA IDEA, you can move to the left side  to the east to the extreme right corner of the lower triangle (first stage) 

the stages are marked with green, yellow, and red rectangles. 

Where is the main access to the site?:

The main road is on the left. Parallel to the side 138m 

The priority is the main access to the complex from the north, that is, turning right from the road after ~230 meters again right. 

But you can approach the site from 4 sides.  That is, if the 1st stage will be the first, then the main access to it after commissioning and  during the construction of the second stage will be from the southern side. 

How will the number of stages affect the architecture?:

If your vision of the building plot implies a solid structure, then at the boundaries of the stages, make breaks in such a way that the previous stage can be put into operation without the next one.  You can apply connections with transitions as in the example of the same Zaha Hadid studio project ZOHO in Shanghai.  The 2nd and 3rd stages can likely be combined into one.

What is valuable?:

Someone can draw a work in 15 minutes and get first place, while someone may not have enough even a week. It is not the quality, that is, not the saturation of the picture,  not the colors and not the style of presentation, but THE IDEA ITSELF is 90% of success 

Even 100 of your pencil lines may be enough to get first place and continue the implementation already in the EP.

• Тримірний вигляд перспективи багатофункційного офісного комплексу частково апартаменти та все необхідне для зручного та комфортного місця роботи та короткочасного проживання.

Де повинна використовуватись дана робота?  

• Малюнок потрібен, як концепт ідея для подальшої розробки повноцінного екскізного проекту. В разі обрання Вашої роботи як переможця після аналізу Вашого досвіду та навиків в графічних програмах  Вам буде запропоновано прийняти участь в команді,  яка буде розробляти стадію ЕП.

 Так, туди можна поховати всі авто і тоді зони що залишились використати для озеленення та паркових та прогулянкових затишних зон

Вкажіть  любу додаткову інформацію, яку вважаєте важливою 

• Архітектура повинна бути дуже неординарна. Це повинен бути значущий об''єкт архітектури.  Щось на зразок архітектури Zaha Hadid. Наприклад її житловий будинок в Нью Йорку має дуже привабливий фасад, елементи якого виконані з металу ручної роботи.  Враховуючи те, що ми в Україні, а не в Америці таке собі дозволити не зможемо, щоб фасад обвішати такими складними деталями з нержавійки, але відчуваємо в собі сили і можливість що це можна виконати іншим методоми тому не обмежуйте себе якщо буде бажання застосувати схожі форми.
•  Металева, складної форми структура на яку натягнуто архітектурну мембрану теж гарний метод, яким можна добитись тих форм які часто використовує Zaha Hadid студія. Тобто якщо сама споруда буде правильних форм але одягнута в таку конструкцію теж  ок. 
• *НЕ забуваємо про реальність  українських можливостей, тобто фантазії даємо свободу, але пам'ятаємо що ми хочемо реалізувати Ваш проєкт, а не просто полюбуватись. 

Чого слід уникати?:

• Складних бетонних скручених несучих колон 
• Шатрових дахів

Яка висота приміщень?:

•  на цьому етапі не є суттєвим

Яка щільність забудови?: 

• Це комерційні тобто нежитлові споруди тому відповідний ДБН  дивимось. Краще насиченіше і  акцент на архітектурну привабливість та затишні куточки де можна ловити дзен,  ніж широко і просторо, але тривожно і вітряно.

Геодезія:

додано геодезичну топозйомку території першої черги. Також схематично показано 2 та 3 черги синім прямокутником. Якщо перша черга чітко відповідає дійсності в геодезії то прямокутник 2 та 3 черги схематично. більш точні розміри ділянок другої та третьої церг можна взяти в схемі.  Для виконання даного завдання в високій точністі нема необхідності. Орієнтовну Відмітку  ~328 в білій не знятій плямі можна приблизно визначити по верхній дорозі 333. 

Надземну частину споруди слід починати не вище ніж 325. там де відмітка 320 то там 0=320

Яка форма ділянки?:

Схема з розмірами додається. Пляма ділянки обведена жовтим і заштрихована. Якщо вам дуже конче  треба для реалізації МЕГА ІДЕЇ ще трохи землі або більш правильну форму ділянки, то можна рухатись  в ліву сторону  на Схід до створу крайнього правого кута нижнього трикутника(першої черги) 

зеленим жовтим та червоним прямокутинками позначено черги. 

Де основний заїзд до ділянки?:

Основна Дорожня траса зліва. Паралельна стороні 138м 

Приорітетніше основний заїзд в комплекс з  півночі, тобто звернувши з траси вправо через ~230 метрів знов вправо. 

Але можна під'їхати до ділянки з 4-х сторін.  Тобто якщо 1ша черга буде першою, то основний заїзд до неї після введення в експл. та  на період будівницвта другої черги буде з південного боку. 

Як впливатиме кількість черг на архітектуру?:

Якщо Ваше бачення плями забудови передбачає суцільну споруду то на межах черг зробіт розриви таким чином щоб попередня черга могла бути введена в експлуатацію без наступної.  Можна застосувати звязок переходами як на прикладі тієї ж студії Zaha Hadid проекту ZOHO в Шанхаю.  2 та 3 черги високоймовірно що  можна  буде об''єднати в одну.

Що є цінним?:

Хтось може намалювати роботу за 15хв і отримати першість, а комусь і тижня буде недостатньо. Не якість, тобто не насиченість картинки,  не кольори і не стиль подачі а САМА ІДЕЯ є 90% успіху 

Можливо навіть 100 ваших ліній олівцем буде достатньо, щоб отримати першість і продовжити реалізацію вже в ЕП.
