Need a drafter/designer to prepare working drawings (construction drawings / permit-ready) for a small barnhouse.
❗ The project needs to be completed according to Canadian standards (NBCC / Part 9).
❗ I specifically need working drawings that can actually be used to assemble/build the house, not just a sketch or visualization.
House: 8.0 × 5.0 m
Terrace: 3.5 m on the 5 m side + portal 1.0 m (the side walls extend forward by 1 m and the roof covers this part).
Loft: 3.5 × 5.0 m (17.5 m²). Under the loft — room + bathroom.
In the living room/kitchen — second light (open to below).
No load-bearing ridge beam along the entire length — roof on rafters with ties/straps.
Goal: total floor area (1st floor + loft) ≤ 58.06 m², terrace not included.
Preferred frame: exterior walls 2×6, spacing 400 mm (16”).
Needed: floor plans, facades, 1–2 sections, roof plan, windows/doors, area schedule + PDF to scale (and DWG if possible).
