Приветствую! Я перечитывал текст много, много раз. Хочу сделать ставку. Но никак не могу себе выстроить, ни конструктивные, ни творческие этапы выполнения задания.
Не могу сообразить, как можно нарисовать "проект" и "ремонт...". И в тоже время не нужны "... расчёты", но нужны "правильные размеры дома".
Также, согласитесь – "Цель рисунка" и проектирование в 3d макс – это разные техники, и очень существенно разные, как профессиональные так и по оплате.

Вопрос: Это в ТЗ такой специальный стиль написания – мол, не большая значимость задания, соответственно и оплата небольшая?!
Или может быть Вам нужна помощь в определении ТЗ, задания для дизайнера?

Для начала, наверное, лучше выстроить ясность в реальной постановке задания дизайнеру, (мне). Ну а потом, конечно, и следующие шаги в проектировании: как вам такая идея?

Если вы видели, дом уже стоит, поэтому расчеты, коммуникационые расчеты и комуникационные замеры во всем доме мне не нужно рисовать, просчитывать кроме тех мест где(кухня, и обое терасы с обоих концов дома) которые нужно пристроить к дому. И то, на кухни мне только для визуализации нужно поставить светильники на потолке, и технику в правильных местах. Как бы уже все проведено.
А вот правильные замеры конструкции стоящей, и будущей мне нужно нарисовать.

Кто бы вам ни делал новые чертежи к этому дому, для этого нужен хоть какой нибудь план этого дома. И обязательно с его точными размерами. Он у вас есть? (Напишите).
И в этом задании ясно прослеживается перепланировка – если расширение кухни внутри. А если площадь кухни изменится, перейдет на веранду... (я не знаю...это нужно быть постоянно на связи с вами), то это уже будет реконструкция. Это уже другая стадия документации.
Есть много вопросов, и по террасе тоже. Нужно знать тело дома, для определения крепления конструктивных элементов. И это уже не уровень дизайна, и тем более не уровень художника с рисованием.
Для монтажа сайдинга: как думаете, нужно знать пирог крепления выхода на монтаж сайдинга? А это уже размеры, и к тому же точные. Как рисованием можно определить запрашиваемые вами точные размеры?
И еще вишенка на торте, вы пишите: "...стильный разнообразный фасад...". И это можно сделать, даже нарисовать. Только никто не даст гарантий, что нарисованное можно будет реализовать на практике, потому что вы заказываете – "нарисовать", а не создать рабочие чертежи. Вы же указываете в своем ТЗ: "Нужно подобрать экстерьер". А это уже заявленная спецификация, без нее никак, потому что – подбор.
И ещё. Почему вы хотите проектирование в 3д макс? Допустим, если вам пришлют сделанные чертежи, например, в пдф, вы все равно их не откроете в своём максе. Или вы будете просить чертежи в программе макса?
Для дальнейших шагов, необходимо четко составленное ТЗ. Также, чтобы кто нибудь из дизайнеров интерьера не пострадал, потому что не сможет, на выходе, удовлетворить ваш запрос. Работа эта небольшая, но требует знания проектирования и технологий. Все можно решить, но в каждом решении есть своя цена. С уважением!
