Experience with smart homes and IoT exists - for such a system, not only a beautiful screen is important, but also the architecture of the hub, local event bus, device protocols, scenario engine, access rights, logs, updates, and proper diagnostics. I would not start with a large interface. First, a technical framework is needed - a chosen hub, 2-3 types of devices, local control, rooms, statuses, scenarios, event logs, and a basic control panel. Note, there is a nuance here - if this is done as a one-time demo, scaling later will become expensive and stressful.
What protocols should be considered - Zigbee, Z-Wave, Wi-Fi, BLE, Matter, MQTT, integrations through Home Assistant or a custom adapter layer.
