Там де 12 метрів перед ділянкою буде смуга для виїзду автомобілів з житлового кварталу, і для майбутнього розширення вулиці. Щоб люди не виїжджали одразу на швидкісну дорогу а могли набрати швидкість і підлаштуватися під рух на дорозі.
Такий будинок буде на всю ділянку, це дуже давить на людину. Місця для всієї побажань не залишиться. Потрібно або щось кардинально інше в плануванні або більша ділянка.
Якщо підсумувати , то ви із замовником поки що не готові до проектування будинку. Робіть щось бюджетом , бо зараз він нереальний. Якщо звертати увагу на планування і вимоги до ділянки і будівель. Над ескізним проектом або схемою намірів забудови ділянки і архітектурою потрібно працювати 1,5-2 місяці. Будинок має бути сучасним добре пропрацьованим. З таких розбіжностей між малим бюджетом та необхідністю якісно зробити архітектуру і організувати ділянку буде так, що виконавець не доробить роботу до кінця або зробить насирматери. Я роблю висновок що ви вперше займаєтесь чимось подібним, бо навіть приблизно не уявляєте скільки така робота може коштувати. Готуйтесь краще. Упіху.

Якщо ви маєте бажання співпрацювати, пропонуйте свою ціну, а також , що входить в ціну. Якщо 1.5-2 місяця виконавець буде працювати над концертом ескізом, тоді час проектування 1-2 роки, а загальний час будівництва близько 10років? Це не реальный термін , шукаю виконавця, який трошки швидкий ніж 1.5 місяця .

На ресурсе сущ много не компитентных специалистов. Проектирование - очень ответственная и творческая работа. Очень хочется сотрудничать со специалистом. Был опыт: только четвёртый исполнитель смог действительно реализовать и раскрыть проект на 100%, остальные, без обид, просто пользователи спец програм. Уверен не каждый кто овладел программами для проектирования, является архитектором. Всем удачи!
