I looked at your drawings. The planning is great, but you are absolutely right — the developer often draws furniture to "toy" size to make the rooms seem larger. In reality, a bed 200x200 and a full dining table require a completely different approach, especially when a baby arrives in the house.
What I propose to do:
* Real scale: I will redraw the plan taking into account the actual dimensions of your furniture. We will see if the co-sleeper blocks the passage to the window and if guests will have to "suck in their stomachs" to walk past the sofa.
* Living room ergonomics: I will calculate the zones to keep the panoramic windows open. We will find a place for a table for 6+ people where everyone will be comfortable sitting, not just "squeezed in."
* Office for a large monitor: I know how important it is to maintain 80 cm to the screen for the eyes. We will choose the depth of the table and the viewing angle so that working is comfortable, not exhausting.
* Mobility (for rental): Since the apartment is rented, we will focus on furniture that is easy to install (and then take with you) without major installation.
