Requirements for the master plan and zoning of the site — Place all objects on a 40×25 m site while observing regulatory setbacks from the boundaries, coordinating with the height marks of the adjacent territory (as required by the APZ). — Functional zoning: residential zone (house + terrace), recreation zone (pool), utility zone (garage, shed, temporary house). — Organize parking for cars on the site (according to the project) and access to the garage for 2 cars. — Provide landscaping and greening, small architectural forms, outdoor lighting — according to the section "Urban Planning Requirements" of the APZ. — Provide measures for people with limited mobility: access to the building, ramps, access roads (requirement of APZ p. 6). — Provide temporary fencing of the site during construction. — Preservation/transplantation of green plantings if available — according to the project. 4. Architectural requirements — The style of the architectural image — according to the developed and approved sketch project. — The character of the combination with the surrounding buildings — in accordance with the location of the object (rural development, s. Bazarbay). — Emphasize the entrance nodes of the house. — Basement, facade, and enclosing structures — according to the project, materials to be agreed with the client at the SP stage. — Compliance with noise indicators — according to the construction standards of RK. 5. Engineering support At the SP stage, engineering support is reflected in the volume of the consolidated schematic diagram (see section 9, sheet "Engineering Networks Scheme"), without load calculations and diameters — this is the task of the working project. — Sources and types of engineering support: electricity supply (III category reliability network), water supply, sewage (in the absence of a central network — septic tank/LOS), heating — individual gas boiler, gas supply (natural gas, low pressure), low-voltage networks (fiber optic). — Detailed calculation parameters and technical conditions — according to the questionnaire No. OL-2026-02 dated 04.06.2026 (attached as a separate document). Requirements for individual objects 6.1. Residential building (12×12 m, 1 floor) — Planning solution — first of all, work out the arrangement of furniture and the ergonomics of the premises (living room, kitchen-dining room, bedrooms, bathrooms, hallway), then — engineering networks (MER). — Provide an exit from the common area (living room/kitchen) to the terrace. — The composition of the premises and the exact layout — to be clarified with the client at the SP stage. 6.2. Garage for 2 parking spaces — Location (attached to the house or standalone) — at the discretion of the architect, with justification of the chosen option in the SP. — Materials and type of gates — to be agreed with the overall style of the house. 6.3. Pool — Type — open, seasonal. — Dimensions, shape, and recreation area around the bowl — to be determined at the SP stage considering the allocated space on the site. 6.4. Shed (utility block) — Purpose — storage of inventory, household needs; location — in the utility zone, out of sight from the main facade. 6.5. Terrace — Adjacent to the residential house from the side of the living room/kitchen; covering (canopy/awning) — to be agreed with the client. 6.6. Temporary house (small) — Minimum composition — one living room + bathroom, possible mini-kitchen. — Purpose — temporary accommodation during construction / guest house; separate entrance, autonomy from the main house. 7. Developer's obligations — Begin development of the land plot only after conducting engineering-geological surveys, geodetic marking, and securing the boundaries of the plot in nature. — Relocation of underground and above-ground communications (if any) — according to the technical conditions for relocation or measures for network protection. 8.
