About the client
A real estate agency in Dubai specializing in the sale of premium properties: from apartments to villas in the $300K–$5M+ segment.
The main goal was to scale lead generation through advertising, attracting relevant buyers rather than tourists or renters.

Before starting cooperation with us, the client had a negative experience working with another agency:

They received leads at $15 each, but almost all were irrelevant, random inquiries, and fake accounts.
Managers wasted time, creating internal tension, draining the budget, and a complete lack of a sense of system and, most importantly, profit.

What was done:
• Built a pre-qualification funnel that filters out low-quality leads before reaching the manager.
• Created an adaptive landing page with questionnaires and scenarios for different types of clients (buyers, renters, tourists).
• Launched multilingual advertising campaigns (EN, FR, AR, RU) adapted to cultural specifics.
• Segmented the audience by geography, income, motivation, and LTV. Built separate connections for investments, relocation, and "self-purchase."
• Integrated CRM and analytics for transparent tracking of all stages.
• Tested 70+ creatives, optimizing campaigns for effectiveness.

Results
Within 3 months, we gradually scaled the budget from $5,000 to $15,000 per month while maintaining control over traffic quality and application economics. Thanks to clear audience segmentation, pre-qualification, and a tailored funnel with analytics, we achieved a stable cost of qualified lead (QL) within $30-45.

As a result of the work, 3 full-fledged deals were closed, each starting from $500,000 and above. The profit received by the client exceeded 10X compared to the first month. However, the key effect was not only in the financial result; we completely changed the approach to advertising as an investment tool, where not just the number of leads matters, but their value in the context of the customer lifecycle (LTV), time to close a deal, and the load on the sales team. Thanks to the smart construction of the funnel and a strong creative strategy, we created a system that not only brings in clients but also ensures predictable sales growth in the high-ticket segment.
