Summary:
A freelancer is needed for the renovation of 3 apartments (each 150–175 m²) with tasks including: architectural drawings, planning/design, furniture and built-in elements plans, as well as 3D visualizations. Each apartment has 2 bathrooms. Practical materials for implementation and quality visualization are required.
Project Structure (pilot + scaling)
We start with apartment No. 1 as a pilot to establish the style, logic of materials, standards for built-in furniture, and a unified visual style for the renders. Then apartments No. 2 and No. 3 will be completed more quickly and consistently based on these standards.
Scope of Work
1) Initial Data / “existing”
Working with provided materials (photos, dimensions, sketches, plans if available)
Preparation/correction of existing condition plans
2) Planning and Concept
Optimization of layout (possibly 1–2 options)
Functional solutions: furniture, storage, passages
Bathrooms: in each apartment 2 bathrooms (placement of plumbing, shower/bath, etc.)
3) Furniture and Built-in Elements (key)
Furniture layout plans
Development of built-in furniture/carpentry: kitchen, wardrobe, cabinets, furniture in bathrooms, etc.
Types/sketches/dimensions of built-in elements for manufacturing
4) Basic Set of Working Plans
Final plans
Demolition/installation plan (if needed)
Electrical/lighting plan (basic): outlets, switches, light points
Sections/views as necessary (especially bathrooms/kitchen/built-in furniture)
5) 3D Visualizations
10 renders per apartment (total 30)
Realistic presentation: materials, light, sense of space
Set of angles: common areas, kitchen, bedrooms, both bathrooms, corridor/built-in furniture (final list to be agreed)
Results
PDF drawings
Source files (DWG/IFC/ArchiCAD/REVIT/SketchUp/3dsMax, etc.)
Renders: PNG/JPG in high resolution (e.g., 3000px+)
Payment
Fixed price (lump sum) — specify the total cost (can be broken down by apartments/work blocks)
