Five Address Residential Complex — a modern business-class residential complex

Client:
Residential Complex Five Address — a modern business-class residential complex in the Sykhiv district of Lviv.

Task:
Attract quality applications for apartment purchases with a target lead cost of up to 300 UAH.

Main focus — converting interest in favorable conditions (price from $1050/m² and installment plans) into real inquiries for the sales department.

Challenge:
The real estate market in Lviv is saturated with offers. It was necessary to find a balance: attract a sufficient number of applications while filtering out non-solvent audiences and those who do not meet the conditions for the down payment (from 30%).

Solution:
1. Multi-audience testing: We tested 6 different segments: from narrow (medical professionals, farmers, entrepreneurs) to Lookalike and broad audiences. This allowed us to quickly eliminate ineffective groups and focus the budget on conversion leaders.
2. Dual-channel strategy: We combined direct lead generation through Facebook forms with brand awareness campaigns (traffic to the website). This allowed us to "warm up" the audience and increase trust in the developer.
3. Creative optimization: We emphasized financial benefits (27 months of installment plans) and visualized future living through 3D renders and video reviews of the location.
4. Processing automation: We set up instant lead integration into the developer's CRM system, ensuring the speed of the first contact — a critical factor in real estate sales.
5. Dynamic management: Based on feedback from the sales department, we promptly adjusted targeting, disabling audiences with low-quality applications.

Results:
- 247 leads during the campaign period: A strong base of potential buyers was formed for the sales department.
- Cost per lead 282 UAH: We managed to keep the conversion cost below the planned threshold (300 UAH) even in the competitive business-class segment.
- High engagement: Thanks to video creatives and reviews of the residential complex, a high level of trust in the project was achieved even before the call.
- Investment efficiency: With a budget of 69,702 UAH, the client received a projected flow of applications, allowing the sales department to be loaded to 100%.
