Вітання . На ділянці басейн , це дуже дорого і складно в проектуванні і будівництві та використанні і обслуговуванні . Саме влаштування басейну ще такого розміру без обслуговування та обладнання по водопідготовці буде як частина вартості якісного будівництва такого будинку із зовнішнім утепленням та оздобленням . Щодо будинку видно що це м'яко кажучи не будинок класу "А" та не підвищений рівень комфорту тому басейн на ділянці з таким будинком це нелогічно принаймі з точки зору ціни питання . Раджу подумати двічі перш ніж робити басейн , або принаймі починати будувати першим будинок щоб вашому замовнику вистачило грошей і було де жити .
Стосовно будинку - на схемі видно планування і там є над чим попрацювати . Але так як мою ставку відхилили то давати поради щодо будинку та ще безкоштовно недоречно . Скажу лишень , що відкрите планування для постійного проживання сім'ї з дітьми це м'яко кажучи не найкраще рішення . В будинках преміум-сегменту де відкрите планування це добре продумане і про раховане професійним архітектором рішення в будинку з площею більше 300 м2 де такий прийом - це швидше за все вихваляння , коли замовник показує таким чином що може собі дозволити мати в будинку вільний не задіяний простір . Це особливий досить складний і дорогий прийом , я б наприклад не хотів за таке братися на це є кілька вагомих причин але про це можливо іншим разом . Такий прийом це ознака розкоші але ні в якому разі не необхідності . В малометражних будинках імітацію відкритого планування використовують коли нема можливості розмістити окремо приміщення різного призначення , в таких випадках це вимушена міра коли наприклад поєднують кухню з вітальнею . Але у вашому випадку розмір ділянки дозволяє зробити хороше планування і фінансова спроможність в замовника є з огляду на розмір басейну . Тоді чому не зробити хороше планування без опенспейсу з кухнею , вітальнею прихожею коридором сходами в одному просторі. З огляду на розмір гардеробу сім'я там буде жити немала і звукоізоляція за рахунок поділу простору будинку на окремі приміщення з дверима така звукоізоляція і розділ будинку на зони зайвим не буде .
