Так ви і зможите перенести матеріали з блендера в юніті, та і не тільки з блендера маиеріали не перносяться, потрібно робити розгортку моделі і створювати тайлові матеріали, з урахуванням потрібного текселя. а якщо ще й потрібно високої якості, то тут вже без масок, не обійтися))))

А якщо запекти і перенести?

Великі обєкти робляться модульними і використовують текстури тайлові + трми + маски + шуми різні, для маскування повторюваності текстур, через маски можна змішувати різні текстури, більше двох. А окремі модулі будівлі за необхідністью можна текстурити класичним способом. Якщо потрібно модель в розмірі з текселем хоча б 1024 px/m, то для класичного способа потрібно текстуру десь +/- 128к. ))
