проблема в тому що неможливо розмістити два окремі будинки (в сумі 8 соток, а на кожен окремий ніби треба 5 соток),
тому потрібно якось спарити (не по суцільній стіні)
додаю план другого поверху і ідею з втопленими чуть чуть приміщеннями між будинками

А які межі самої ділянки?
Чи є можливість зробити парапети на покрівлі (по стінам котрі будуть навпроти)?
Будете будувати тільки будинку поруч, чи з нуля обидва?
Чому не розглядаєте можливість розташування стик в стик?

4. Стик в стик не підходить (так не подобається і все, така ідея), має бути повітряний простір. Ніяких шумоізоляцій не існує (це все повна маячня). -
Так блокувати будинки можна, але є певні нюанси. Перший — або це буде по документах один будинок (бажано площею до 500 кв.м., щоб по буд.паспорту), або розділити ділянку надвоє (причому площа кожної з ділянок має бути не менше 150 кв.м.). І на кожній з частин поставити по блокованому будинку.
Якщо робити окремостоячі будинки, то відстань між ними має бути 6-8 метрів, залежить від конструктиву будинку та наявності вікон у межуючих стінах.
Щодо блокування і внутрішньої ніші між будинками. Її варто робити шириною не менше 3-3.5 метра. А краще 4 і більше. Інакше, якщо буде дуже вузька, то це буде просто мертва площа, до того ж там будуть проблеми з водовідведенням, снігові мішки, та й просто темно, вогко та незатишно. Який функціонал цієї тераси зверху? Врахуйте що зробити плаский дах та відвести звідти воду — це вимагає якісних та продуманих рішень.
