1. General project goal
Creation of a simplified 3D model of a complex of buildings based on floor plans (DXF) with subsequent export to BIMx Hyper-model format for visual viewing and navigation.
The model is intended solely for:
- visual representation of the complex;
- navigation through buildings and floors;
- demonstration to stakeholders.
The project does NOT include:
- development of project documentation;
- high detail (LOD above 200);
- engineering development (BIM data, specifications, etc.).
2. Source data
The client provides:
- floor plans of buildings in DXF format (AutoCAD);
- if necessary, additional explanations regarding the structure of the buildings.
3. Scope of work
3.1. Building modeling (a total of 27 objects)
For each building, the following is required:
1. Import DWG plans into ArchiCAD
2. Build a 3D model based on the plans:
- walls (with basic thicknesses and heights);
- slabs (along the perimeter of the floors);
- roof (simplified geometry);
- window and door openings (without detailing);
3. Separation by floors (Stories);
4. Basic layer structure (Walls, Slabs, Roof, Openings, etc.).
Assumption: simplification of geometry is allowed in the absence of data.
3.2. Level of detail
Required level: LOD 200 (schematic model)
Requirements:
- accuracy of geometry within the plans;
- absence of excessive detailing;
- use of standard elements is allowed.
3.3. Visualization
Requirements:
- simple materials (concrete, glass, metal, etc.);
- basic textures for facades;
- natural lighting (sunlight);
NOT required:
- photorealistic rendering;
- complex visual effects;
- interior detailing.
3.4. Formation of the complex
After modeling all buildings:
- combine objects into one ArchiCAD file;
- correctly position buildings relative to each other;
- ensure navigation between buildings and floors.
3.5. Export to BIMx
Required:
- create BIMx Hyper-model;
- ensure the presence of:
- 3D model;
- floor plans (2D);
- check the correctness of transitions 2D ↔ 3D.
4. Work results
The contractor must provide:
1. Source ArchiCAD files (.pln or .pla) for each building
2. Final combined file of the complex
3. BIMx Hyper-model (.bimx)
4. (Optional) a brief instruction for viewing the model

5. Quality requirements
- correct scale of models;
- absence of geometric errors (gaps, intersections);
- logical structure of floors;
- adequate performance of BIMx (without overloading the model).
6. Limitations and assumptions
- in the absence of data, reasonable approximation is allowed;
- priority is given to speed and readability of the model, not detailing;
- all decisions regarding simplification are agreed with the client if necessary;
- there is an opportunity to view the object “live” in Kyiv.
7. Work stages
1. Pilot: 1 building (agreement on the approach)
2. Main stage: modeling large buildings (9 pcs)
3. Final stage: modeling the remaining small buildings (16 pcs)
4. Assembly of the complex into one model
5. Export to BIMx and final check
8. Additional requirements for the contractor's qualifications

- provide examples of similar projects in BIMx format;
- estimate the approximate budget or indicate the pricing scheme for services.
