- Total area: provide space for the main building, separate chalets, technical facilities, access roads, recreational areas,

- Treatment facilities: place in the lowest point of the site.
- Cogeneration plant (400 m2): place in the highest point to ensure smoke dispersion above the buildings.
Transport infrastructure:
- Main entrance from the north side from the lower road.
- Additional entrance from the east side.
Building placement:
- Main building 4 floors (for 30 rooms, room area 28-50 m2):
- Orientation: facade and rooms oriented to the south.
- Functional zones: Restaurant with terrace. SPA area with pool – 1500 m2. Bar on the top floor.
- Chalets:
- Area of each: 1000-1500 m2. 3-4 floors
- Orientation to the south.
