3D Masterplan / General Plan Visualization + Aerial Flythrough

Task: create a single impressive visual of the complex for the sale of residences + show that the upper villa/hotel is already operational and part of the infrastructure already exists.

1) What needs to be done

1.1. Update/redraw the 3D model of the site master plan

• build an up-to-date masterplan (topography/layout if necessary)

• mark existing buildings and infrastructure

• add planned elements (according to provided materials)

1.2. Create premium renders of the masterplan (realistic selling style)
A beautiful overall view of the complex “from above” is needed (not a drawing, but a realistic render), where 3 zones are distinguishable:

A) Lower part — residences (small villas for sale)

• villas are located on the outer part of the site (perimeter / lower zone)

• villas are sold separately as residences

• I will provide an example (GPT image) and references for the appearance and layout of the villas

B) Central zone — infrastructure of the complex (resort level)

• mini-golf (already exists)

• tennis court (already built)

• park/trails/landscaping, plants/trees, decorative lighting

• playground

• it is important to show the area as fully landscaped, well-maintained, and “expensive”

C) Upper part — main villa / 5 star level (already operational)*

• the main villa is operational

• pool and surrounding area

• visually emphasize the 5* status

• important: show that the owners of the residences have access to the common infrastructure and to the “center of attraction” of the project

1.3. Video flyover (animation) 10–20 seconds

• “drone” style

• route: upper villa → central infrastructure → lower residences

• smooth camera, premium presentation

2) Style / visual presentation

• as realistic and premium as possible (resort / gated community)

• focus on greenery, landscaping, privacy

• soft sunlight / “perfect weather”

• clean materials, neat paths/light/landscape

• the image must sell (wow effect)

3) Minimum set of final materials (deliverables)

1. 1–2 main renders of the overall view of the complex (top view at an angle, so the logic of the zones is clear)

2. 1–2 additional shots of the infrastructure (mini-golf / park / paths — if possible)

3. Video flyover 10–20 seconds (Full HD/4K — to be discussed)

4) What I will provide

• plan/topographic survey/site scheme (what exists now)

• photos/videos of the area (current condition)

• example (GPT) with the logic of placing small villas

• references for the style of villas and landscaping

• if necessary — a separate scheme with notes on zones and priorities

• portfolio of master plans / aerial renders / drone-style animations

• your software (3ds Max/Blender/C4D + Corona/V-Ray/D5/Lumion/UE etc.)

• timeline estimate for: (a) master plan/model, (b) renders, (c) video
