Prepare a business plan for building an investment model (WACC, IRR, NPV)

Readiness Criteria:

• ✅ The table contains a complete cost structure (CAPEX and OPEX), considering implementation phases.

• ✅ Assumptions regarding revenues, growth dynamics, seasonality, average check, and occupancy are specified.

• ✅ All tax conditions, payment system fees, inflation, and discount rates are detailed.

• ✅ Scenarios are included: basic, optimistic, pessimistic.

• ✅ A separate tab/section with aggregated data for building IRR/NPV/WACC models is prepared.

• ✅ Investment structure (debt/equity) is reflected, with ready inputs for WACC calculation.

• ✅ A timeline (monthly or quarterly for 3-5 years) is added.

1. Conduct an audit of the current "Business-Plan.xlsx" table

   • Goal: identify missing key input data for the investment model.

   • Result: list of missing/unspecified data.

2. Clarify the revenue structure and assumptions (ARPU, seasonality, load)

   • Consider average check, booking distribution.

   • Result: a separate tab with assumption parameters.

3. Develop a detailed CAPEX with breakdown by stages and objects

   • Include costs for: construction, connection, landscaping, furniture, marketing, etc.

   • Result: "CAPEX" tab linked with formulas to the main budget.

4. Develop a detailed OPEX (current operating expenses)

   • Include: personnel, maintenance, marketing, IT, licenses.

   • Result: "OPEX" tab with monthly breakdown.

5. Prepare a revenue forecast model for 3 years by months

   • Build dependence of revenue on occupancy, price, and seasonality.

   • Result: "Revenue Forecast" tab.

6. Create a "Cash Flow" tab for future IRR/NPV calculation

   • Based on income and expenses inputs.

   • Add depreciation, taxes, capital investments.

7. Determine investment structure and prepare inputs for WACC

   • Define: equity/debt, expected investor return, cost of debt, tax shield.

   • Result: "WACC Inputs" tab.

8. Prepare scenario analysis (Base, Optimistic, Pessimistic)

   • Input variables: revenue, occupancy, customer acquisition cost.

   • Result: three forecast versions.

9. Create a general "Model Inputs & Dashboard" tab

   • All variables in one place, linked with formulas to other tabs.

   • Add basic visualization: revenue, expenses, cumulative cash flow chart.
