Planning solution and master plan for the development of a private land plot (144 acres, slope)
Develop a working master plan for the placement of residential buildings and functional zones on a private land plot with a complex terrain.
The result should be a practical planning document that:
can be used for further cadastral division;
allows for the separate sale of houses along with land plots;
simultaneously ensures the functioning of the development as a single managed complex.

Area of the plot: 144 acres
Terrain: slope, existing topographic survey
Engineering networks: centralized ones are absent, there is a well
Trees grow on the plot
Location: Ivano-Frankivsk region
3. Composition of Objects
It is necessary to place:
15 residential houses
(2 types of ready-made projects: ~44 m² and ~55 m²)Administrative building (approximate area is known, there is no project)
A separate plot for the well
Approximate locations for autonomous sewage (septic tanks / treatment facilities) for each plot
Recreational zones (without detailed development at this stage)
4. Key Requirements for the Planning Solution
4.1. Legal Suitability
Planning solutions must comply with the basic requirements of DBN B.2.2-12:2019 regarding:
firebreaks between buildings;
setbacks from the boundaries of newly formed land plots.
Solutions must allow for further cadastral division without changing the master plan.
4.2. Working with Terrain
The placement of the development must be based on the conscious use of the slope.
Land planning is carried out according to the principle of terraced organization:
building spots, plot boundaries, pedestrian routes, and internal access roads are formed taking into account the contours of the terrain;
linear geometric division that ignores height differences is not allowed.
The goal:
minimization of earthworks;
preservation of the natural terrain;
ensuring panoramic views for each house
(principle: no house obstructs the view of another).
4.3. Division into Individual Land Plots
The master plan must provide for a separate land plot for each residential house with the possibility of their further separate sale along with the house.
Each plot must be:
functionally self-sufficient;
convenient for use;
suitable for placing engineering elements;
logically integrated into the terraced structure of the slope.
4.4. Usage and Management Model
Residential houses are planned to be used as part of a single complex with centralized management by a managing company.
Planning solutions must:
maintain a sense of integrated environment, rather than separate private plots;
provide for common areas and infrastructure elements that remain under the management of the managing company;
support the dependence of individual plots on the common logic of the complex.
4.5. Privacy and Movement Logic
Parking is located outside the main plot.
The internal logic of the complex is predominantly pedestrian.
A clear and intuitive scheme must be provided:
pedestrian routes;
internal access roads for servicing;
connections between residential and recreational zones.
4.6. Engineering Zones
It is necessary to provide for:
approximate locations for septic tanks / treatment facilities for each plot;
the possibility of access for servicing equipment.
Detailed engineering design is not included in this task.
5. Zoning of the Territory
Provide for:
individual plots for each house;
zone for the administrative building;
recreational zones (without detailing):
pool;
barbecue area;
rest area (retreat);
treehouse;
photo zones / observation points.

experience working with sloped plots;
experience in developing master plans / planning solutions;
portfolio with implemented or near-implementation projects.

Готовий обговорити попередньо без виїзду щоб не кататися якщо вирішите працювати з іншим виконавцем . Доводилось планувати поділ території на ділянки , проектував територію забудови і будівлі .
