Доброго дня, Дмитро. Маю досвід розроблення генерального плану для житлових комплексів на ділянках до 70 га.

На ділянці спроектую основні дороги і проїзди від них. Буду групувати будинки таким чином, щоб мінімізувати кількість проїздів, але зберегти функціональність.
Блище до в’їзду в поселення пропоную розташовувати бюджетні таунхауси. Через них постійно будуть проїжджати, тому недоцільно розташовувати близько до шуму будинки дорощого сигменту.
Громадську зону і адмін. корпус пропоную розташувати по центру ділянки, витягнутою плямою, щоб сформувати місце для відпочинку і «серце» поселення.

Для кращого розуміння можливостей та обмежень ділянки потрібно знати де вона знаходиться, мати топозйомку 1:500, і якщо у вас є фото звідти також буде чудово. Ви зможете надати цю інформацію?

Зможу розробити декілька варіантів, щоб ви змогли обрати найбільш комфортний для вас і розуміти що може вийти з ділянки. Проектувати буду білими формами, щоб створити усю модель генерального плану в об’ємі. Тобто на даному етапі фасади і планування самих будиночків не буде, я розумію вам саме так і потрібно. Але форми таунхаусів буду відразу закладити коректних розмірів і висоти, щоб подальше проектування не несло проблем. Вам підходить такий варіант чи потрібно детальніше?
