Development of a project management algorithm for the production of a modular house

1. Project Goal

To develop a clear and applicable project management algorithm for the production of a modular house — from the moment of signing the contract to handing over the house to the client.
The algorithm should allow:

• to plan work and deadlines

• to distribute tasks

• to track progress

• to identify and control risks

• to manage deviations in terms and budget

2. Project Description

The project involves the production and assembly of a modular house (factory production + installation on site).
The project includes:

• design

• procurement of materials

• production of modules

• logistics

• installation

• connection of utilities

• handover of the facility

3. Main Tasks of the Contractor

The contractor needs to:

3.1. Structure the Project

• Break the project into phases

• For each phase:

  • describe the goal

  • input and output data

  • responsible parties

3.2. Create a List of Tasks

• Detail tasks for each phase

• Specify:

  • the sequence of tasks

  • dependencies (what depends on what)

  • the possibility of parallel work

3.3. Timing and Planning

• Determine estimated deadlines:

  • by phases

  • by key tasks

• Specify:

  • the critical path of the project

  • control points (checkpoints)

3.4. Risks

• Identify key risks:

  • production

  • logistical

  • financial

  • human resources

  • weather

  • legal

• For each risk:

  • probability

  • impact

  • preventive measures

  • action plan in case of occurrence

3.5. Project Control and Monitoring

• Propose a control system:

  • project KPI

  • reporting (frequency, format)

  • deviation indicators

• Action algorithm in case of:

  • deadline breaches

  • budget overruns

  • changes in the terms of reference by the client

3.6. Universality

• The algorithm should be:

  • scalable

  • applicable to different modular house projects

  • understandable for a project manager without PM certification

4. Result Format (mandatory)

The contractor must provide:

1. Document (PDF / DOCX) with a structured description of the algorithm

2. Task Table (Excel / Google Sheets):

   • phase

   • task

   • deadline

   • responsible

   • status

3. Diagram / flowchart of the algorithm (Miro / Draw.io / PDF)

4. (Preferably) recommendations for use in:

   • Notion

   • ClickUp / Trello / Asana

5. Requirements for the Contractor

• Experience in:

  • Project Management

  • construction or manufacturing projects

• Understanding of specifics:

  • construction

  • modular / prefab houses (preferably)

6. Deadlines

• Total deadline: 7–14 days

• Intermediate result:

  • structure of phases — 3–5 days

7. Acceptance Criteria

The project is considered completed if:

• the algorithm is logical and applicable in practice

• tasks and deadlines are realistic

• risks are worked out thoroughly

• the document can be used as a working tool, not just theory.
