It is necessary to develop an architectural concept for a complex of 40-50 apartments with 4-5 floors. The front section (closer to the Ocean) may have 5 floors.
Demographics of the apartments: 1-bedroom - 50% (about 50m2), 2-bedroom - 40% (up to 90m2), 3-bedroom and more about 10%, may include duplexes and penthouses.
Open parking for 50% of the number of apartments.
Restaurant and pool to be indicated schematically (Currently, they do not need to be detailed). They will be detailed later.
Floor height in clear is 3.5m
Walls and partitions are 200mm thick.
When designing, consider the views from the windows. The more apartments have an ocean view, the better.
Setbacks from neighbors are 2.5m according to regulations, but it is better to take 3m.
What is needed:
master plan;
floor plans with dimensions without furniture (each floor separately) and roof plan;
marketing floor plans with furniture and apartment numbering (each floor separately);
visualizations, renders of the complex. Exteriors and interiors.
Attached: schematic master plan (sketches). Examples of facade finishes (if the author does not propose something better). Examples of successful layouts (not necessarily the same, but for understanding the direction to move in).
After reaching an agreement, the author will also be provided with a topographic map of the site with relief markings in dwg format.
Also, at the final stages of the concept development, photos will be taken with a drone and provided to the author for final design.
